Buy a Daytona Beach Area Home And Cut The Grass!

Long-grassIt Is A Buyer’s Market for Daytona Beach Real Estate! Sellers out number potential purchasers by far. Buyers are happy but my experience has been that there are so many choices for my buyers and it complicates decision making for them.

Florida Real Estate inventory in Volusia County remains high. There are so many homes for sale due to the slow down in sales and foreclosures. I recently read an article authored by Rick & Ines of Miamism.com, which also indicated a slow down or buyer’s market as we are experiencing!

If you notice homes with high grass and unkempt properties it is an indication that the home is vacant and there is a problem. It seems that most homes I show to buyers are vacant! It is really unfortunate because when these homes remain vacant and lawns and pools are not maintained, they show poorly. I have to remind my customers that they need to look beyond the mess or look at the space and not what occupies it!

The houses that sell for significantly lower prices often are in disrepair. Although they may sell for less than appraised value, you have to consider the money required for repairs. Prior to making any hasty decisions contact your Realtor and obtain a market analysis of sold or close comparables in the area to justify the home price. If you buy a foreclosed home, remember they are sold “as is” so they don’t come with warranties and sellers aren’t required to disclose any problems. Buyer beware… Get a home Inspector or you’ll be sorry!!!

There are so many affordable and ready to move in Port Orange and Daytona Beach area homes on the market in all price ranges. Sellers are attracting buyers by adding incentives such as owner-financing, rebates, or large “redecorating allowances.” Home warranties at the seller’s expense or for the seller to pay closing costs for the buyer are other contingencies.buy_a_house

4 Ever Fitness…My new Membership

4Ever-FitnessOk, it’s TGIF and I putting my real estate work aside. I’m turning over a new leaf and adding a TGIF section to my blog.

I thought I would post about the new fitness center I joined. 4 Ever Fitness is located in Port Orange near Herbert Street and Clyde Morris Blvd. Ann Nashed-Stephenson signed me up and took me on a tour.

4 Ever fitness features new, state-of-the-art cardiovascular exercise and entertainment equipment. All equipment features heart rate monitors so you can track your target heart rate!

They endorse a 44-minute total-body exercise routine. The great thing about it is that you can enjoy a non intimidating workout. A friendly fitness staff person services the circuit equipment for you. They set your weights as soon as you walk in and you can jump on the circuit and your good to go.Circuit-Training 

Saturday was my official first workout with the assistance of Dan on the circuit training equipment. By the way, Dan is very knowledgeable and patient. I started on the treadmill with a brisk walk at 4.0 speed.. I asked my sister why I don’t sweat!!! She can’t understand why I don’t sweat while she sweats profusely and smells like a caramel Yankee candle? But I got my heart rate up to 150 a bit higher than my target heart rate.

Next visit, I invited my sister, Donna, as my guest, so she is hung out with Dan who familiarized her on the cool circuit training equipment for her complimentary visit !

Port Orange City Center An Oak Tree Canopy Drive

I always like to take the detour through the City Center Campus which is accessible from Clyde Morris Blvd. through to Dunlawton. City Center Circle is a road that wraps around the city campus. It takes you past the Port Orange Fire Dept.,our regional library, Port Orange City Hall, a fairly new amphitheater, the YMCA, a sports complex,the Port Orange Police Dept.and Palmer Chiropractic.

It is truly a picturesque drive through the canopy of old oaks that line the street. Port Orange City Hall fronts a lake at 1000 City Center Circle and sidewalk trails encompass the lake for the enjoyment of residents who walk and jog day and night.

This area is usually the center of events and activites for a family atmosphere year round. The calendar is packed with options for all ages.

During the summer there is a concert series enjoyed by many on Sunday afternoons. Many interesting groups play music at the outdoor amphitheater. Feature groups have included jazz, reggae, concert bands, bluegrass, rock and roll, country and pop.
