Should You Short Sale Your Port Orange FL Home?

There are many homes listed as Short Sales and Foreclosures on the Daytona Beach MLS!
We have received many calls from Port Orange and Daytona Beach area residents who bought at the top of the market and now need to sell their homes because of home equity credit lines, 100% financing that sucked out equity, resetting interest rates on ARM’s, divorce, job transfers and more!!
Welcome to the world of short sales! A short sale is when the lender is willing to take less as a payoff on the loan of the property. It is an alternative to bankruptcy and foreclosure.
Some people who are considering a short sale are in default of their mortgage. Others who bought at the top of the market and need to sell because of divorce or job transfer are upside down and owing more that their homes are worth when they factor their closing costs in!
If you are considering short selling your home in the Port Orange and Greater Daytona Beach area I recommend calling your tax advisor first. Although the lender may forgive your remaining debt, the IRS won’t! You also need to call your lender or lenders and convince them that you deserve a short sale approval. They will require a lot of information to prove hardship!
Short sales take a little longer to close but you can avoid declaring bankruptcy or foreclosure. Short sales also allow you to stay in the home during the process and will leave less of a black mark on your credit than a foreclosure will.
