Weve had a few calls recently from Port Orange area residents wanting to know whether December was a good month to sell their home.
People tend to think that nothing happens in December, but people still need to move at this time. Because so many people think its a bad time to put a property on the market, actually its a good time to sell, with less competition.
The main thing to do is to call a Port Orange Realtor to find out whats happening with properties similar to yours in your neighborhood! Your chances of selling your home may be influenced by what else is for sale in your neighborhood. For instance, in my neighborhood, there are only a few homes for sale all in different price points and is a very desirable area because of location and Port Orange school zoning!

In case you didnt know, Daytona Beach will be hosting the 50th running of the Daytona 500 on February 17th at the Daytona International Speedway! It is the most anticipated race events in motorsports history! Get ready to start your engines for Nascars biggest and most prestigious race!
Now here are 5 things you probably didnt know about the Daytona 500!!
- Paul Bass drove an Edsel convertible in the inaugural Daytona 500. It was the only appearance of an Edsel in NASCAR competition.
- The 1967 Daytona 500 was the only NASCAR win for racing superstar Mario Andretti.
- In 1959, the inaugural Daytona 500 was run caution-free.
- In 1989 Darrell Waltrip finally won the Daytona 500 in his 17th attempt. He drove car number 17 that day and pitted in pit stall number 17.
- The 1974 Daytona 500 was actually the Daytona 450. NASCAR cut the distance of their races by 10% in the early part of the season due to Americas energy crisis.

Life Lesson On Why You Shouldnt Buy Furniture Before Closing Escrow On Your Port Orange Dream Home!

We searched and found a beautiful home for a young couple a few months back and successful negotiated and went under contract. The couple was pre approved by their lender and had provided the document to the sellers which helped solidify the deal.
Just before closing their credit was pulled again as underwriting normally does. Our customers (buyers) received a call from their lender and much to their horror was informed that they were not approved to close.
To make a long story short, they had given a family member a credit card to a furniture store and over $10,000 in furniture had been charged to their account! The lender disapproved the loan. Not a pretty story!
We always inform our buyers not to charge anything, change jobs, or buy a car before closing.This has been known to end many a sale! It is very important to not charge anything or apply for other loans during this sensitive period.
Heres some tips to make sure you close your loan and get into your Port Orange dream home!
- DO NOT increase your credit card balances and or loan balances
- DO NOT apply for additional or new credit, or put balances on a paid credit card
- DO NOT ignore late payments and/or collection notices that you may get during the course of your loan
- DO NOT purchase anything that is the same as cash “ it will show on your credit report as a debt
- DO NOT buy furniture, cars, or appliances until after closing. There will be special sales that happen throughout the year. What good is furniture if you dont have a new home to put them in!
- DO NOT lend money to family members, friends, etc. if you need it for closing.
- DO NOT store your money at home. Please place it in a bank account so that it can be documented as savings throughout the loan process.
- DO NOT have overdrafts on your checking account.
