After the sales, we placed the statues on the living room mantel to show our appreciation.

Did you know that their are fines for children 14 and under for failure to wear a bike helmet in Port Orange FL? The fine is $48.50 for children 14 and under and $76.50 for 16 to 14!

It is not required for individuals over 16 but it is highly recommended!

The Port Orange Police Department urges all citizens who ride bikes to observe the rules of the road and to obey traffic laws that apply to motor vehicles.

FYI!! The Port Orange Police Dept. has a limited number of free helmets for children on a need basis.

This original message was written by a lady whose brother and wife learned a hard lesson this past week.

Their house burnt down.. nothing left but ashes. They have good insurance so the house will be replaced and most of the contents. That is the good news.

She would walk in to the bathroom a few hours later, and the light would be back on again. The investigator said that the unit was getting too hot, and would dim and go out rather than just blow the light bulb. Once it cooled down it would come back on. That is a warning sign!

Start searching for a copy of your prior owners policy of title insurance insuring the title of the Port Orange property you are selling or refinancing.

Title companies require that the effective dates of the prior owners policy be within a certain date range and that the property insured by the policy must be unimproved.

Some title companies will even accept the prior policy up to 5 working days after the closing date of your transaction!

This bring down rate means that the title company needs to search the title back only this certain period of time when the title was last insured .

Although everything is negotiable on a sales contract, typically the seller pays for Title Insurance in our market.

Selling a home within a reasonable timeframe when the market slows down is not  impossible. One of the ways to determine how long it takes for homes on the Port Orange market to be sold is to calculate the absorption rate.

So lets look at the statistics for the month of  September  from the MLS to determine the absorption rate for the Port Orange market.

There are 907 single family residential listings for sale in  Port Orange on the market and of these, 43 units were sold last month. 

The absorption rate would then be 990 divided by 43, or  21 months. An absorption rate of 21 indicates a strong buyer’s market . It will take approx. 21  months to sell all homes listed in a community on MLS if no more properties came on the market. To price a property to sell in 10–11 months, you would have to be in the lower 50% of the price range for like kind properties.

So,absorption rates in any local real estate market are usually considered the best indicators of whether that market is a sellers’ market, a buyers’ market, or a neutral market!

Sellers’ Market – Absorption Rates 1-4
Neutral Market – Absorption Rates 5-6
Buyers’ Market – Absorption Rates greater than 7
