Top Ten Reasons Its A Great Time To Buy Port Orange Real Estate

1. Selection, selection, selection. There are about 4721 resale homes on the market in the Greater Daytona Beach area including Port Orange, Daytona Beach, Ormond Beach, Ponce Inlet, Holly Hill, New Smyrna Beach and Edgewater . Regardless of the price range a buyer desires, there are plenty of houses from which to choose. There is a huge selection of Port Orange single family homes, condos, luxury homes and townhouses. You can find large lots, small lots, and acreage for your horses that will also accommodate your boat or RV. Huge options in this market!2. No Bidding Wars. If you were in the market for a home in 2005, you probably remember the frenzy to get to the new listing that was scooped up in just a few hours! We had a customer during that period that lost 4 houses to the feeding frenzy that existed. Buyers bid the properties up substantially higher than the list price. No competitive bidding in this Port Orange buyers market.
3. You can make an offer. Today the sell price list vs. price ration is about 91%. A seller will not be insulted if you make them an offer they cant refuse. Sellers are looking for offers in the Port Orange market!
4. Patience is tolerated. In a hot sellers market, everything moves quick and offers are rushed. You had to jump on MLS fast and early to find a house before other buyers did and then hurry up and make an offer. Today, Port Orange buyers can take their time. Shop and look at several homes before making your decision.
5. Due diligence is welcomed. Port Orange home buyers are encouraged to obtain a home inspection, termite inspection, and appraisal. In 2005, many buyers waived their contingencies in order to make their offers attractive and get the advantage over multiple offers.
6. There are plenty of specs. Ask your Port Orange Realtor to take you to new construction. New home builders have plenty of specs with great upgrades at no charge and ready for immediate occupancy.
7. Repair requests are welcomed. After a buyer completes a home inspection, buyers have the ability to negotiate with the the seller to make repairs. In the past, a seller would insist their home was sold ˜as is. There were many back-up contracts waiting to jump into first position ! Now the ball is in the buyers court!
8. Few, if any investors. Approximately one third of all sales in 2005 were to investors. These non-owner occupied properties caused the market to inflate and affordability to decline. Mortgage fraud became commonplace. Its a great time to buy without having to compete with hundreds of prospective landlords.
9. Location, location, location. Todays buyers can find homes closer to work. In the past buyers flocked to more rural areas of Volusia county in order to find affordable homes. In this market, reasonably priced homes are within biking or walking distance to schools, rapid transit lines, and relatives.
10. Real Financing is available. The ˜wink, wink zero down, no doc, adjustable, sub-prime loans are . Fixed rates are back. FHA financing, first time homeowner bond programs, special loans for teachers, and police officers have returned! Its a great time to buy Port Orange real estate!

Port Orange Homeowners Fall Back For Daylight Saving Time

On August 8, 2005, President George W. Bush signed the Energy Policy Act of 2005. which changed the time change dates for Daylight Saving Time in the U.S.
Beginning in 2007, Daylight Saving Time begins on the second Sunday in March and ends the first Sunday in November.
So set your clocks back one hour on Sunday ,November 4th , at 2:00 a.m. local daylight time, which becomes 1:00 a.m. local standard time.
Keep you family safe and use this time as a reminder to change the batteries
in smole alarms and carbon monoxide detectors!

Notice To Volusia County Buyers.. Don’t Forget The Homestead Exemption

DON’T FORGET TO FILE!
You must reside in the Volusia County property you buy as of December 31st of this year and must file for homestead exemption prior to February 28th!
When you file you must bring all of the requirements below for all owners appearing on the deed :
- Florida Voter’s Registration ( if you vote)
- Florida Drivers License ( if you drive)
- Florida Registrationfor car ( if you own a car)
- Recorded Warranty Deed for Property..not a copy, must have the raised seal!
- Current electrical receipt for service in your name prior to January 1st
- Social Security Number ( for all Owners)
If you do not vote, drive, or own a car, a Declaration of Domicile can prove Florida residency.
All applicants are required to sign the Application for Homestead Exemption.
