St. Joseph Will Help Sell Your Port Orange FL Home!

Are you looking for a little divine intervention in selling your Port Orange FL home?
Marty and I heard of the traditon of burying ST. Joseph in the ground so we purchased a St. Joseph gave it a try.
It is believed that burying the statue in the lawn of a for-sale property, upside down and facing the home, will result in a closed deal.
So, we have had two of our personal investment properties on the market for well over 18 months with little or no luck of selling in a down market.
We ordered two statues on 01/05/2008 and received them a few days later and then placed one at each property
and said the prayer.
On Feb 7, 2008 we received an acceptable offer on one property and went to closing on Feb.22, 2008.
On Feb.18, 2008 we received an acceptable offer on the other property we had listed for over 18 months and
closed April 2, 2008.
After the sales, we placed the statues on the living room mantel to show our appreciation.

Do You Have A Thing In Your Closet?

Do you have a Thing in your Port Orange home?? Sounds like a strange question, but believe it or not we have had home buyers ask us if we knew if any of the houses we were viewing either had a death, suicide or paranormal occurence!
FLorida Statute 689.25 defines the responsibility of the Realtor and Seller regarding disclosure of homicide, suicide, deaths and HIV or AIDS infection in an occupant if the property.It appears that this statute is a very grey area as far as disclosure and relates mostly to death and suicide! I would appreciate the warning of a Poltergeist in a home I was considering buying!! Wouldn’t you???

Port Orange Short Sales Tax Information | Port Orange FL Real Estate

On December 20th, Bush signed into law a measure that will change the tax effects for a homeowner in foreclosure. These are critical changes that may change your client’s outlook on a deal (in fact…maybe you lost a deal last year because of this tax burden…it may not be too late to call that client back and revive the deal!)
In a nutshell: If a homeowner who was in foreclosure worked out a short sale agreement with their lender, the amount of debt that the lender “wrote off” is considered as ordinary income to the seller. That means if you negotiated a $50,000 reduction in the payoff to help get the property sold, that seller would have to claim that $50,000 as taxable income on their tax returns (resulting in a potential tax bill between $7,500 and $17,500). Some sellers decided NOT to sell on a short sale for this very reason…but that’s where this new law comes in!
